Squamish Development Update- December 2016

The Squamish Real Estate market passed the test in November when roughly 80% of The Main sold out on their launch day. Although not as robust as Parkhouse which sold out in 90 minutes last year, selling 80% of inventory in one day proves there is continued interest in Squamish and a strong demand from the Lower Mainland and from buyers already here in town. With over 20 years of planned development in Squamish there is no surprise new projects are popping up every month. Third Avenue Solterra Development

Solterra’s latest project, a development proposed to include 11 townhomes plus 1800 square feet of commercial, was rejected by Council in early December. At a Public Hearing many expressed concerns over density, traffic and maintaining the current greenspace. It is likely Solterra will come up with a new proposal for the land located at 37762 Third Ave.

Anthem Properties Development

Another townhome development is being proposed for the Central Squamish area near Brennan Park. Anthem Properties is proposing 175 two, three and four bedroom townhomes plus retail, office spaces and rental apartments. The development would be located at the intersection of Centennial Way and Loggers Lane and would join Polygon’s Seven Peaks development which is currently under construction and expected to go on sale early Spring. The Anthem Properties development will now need to undergo a rezoning process and come before a Public Hearing.

The Main Squamish

As mentioned above The Main had a successful opening sales weekend in November with approximately 80% of the condos selling out in one day. There was a steady stream of people coming and going from the presentation centre, and in the days following sales continued to trick in. As of last week there remained a handful of condos, many two bedrooms and one bedroom plus den options in the higher price point. Contact us for a list of what’s currently left at The Main.

Public Hearing for Bailey Street Mixed Residential Commercial Development

On November 18th there was a Public Hearing with regards to a two phase commercial/ residential development near the RE/MAX Office on Bailey St. Phase one of the development will consist of two buildings both containing commercial spaces; the west side building will have four stories of residential including 37 residential units situated above two stories of commercial. The second phase of the development will likely contain a multi-modal transportation hub however will remain flexible based on market conditions, other downtown developments and partnership opportunities. This development will need to undergo rezoning, gain Ministry of Transport Approval, register a noise and vibration covenant (due to proximity of railway) amongst fulfilling other conditions. Summits View

The last phase of the master planned Eaglewind Community just got more accessible. In November the development dropped their prices up to $30,000 on the three bedroom townhomes, now starting at around $550K. There are still a handful left at this competitive price. Expected completion for these townhomes is Summer/Fall 2017. The eighth and final phase of the master-planned community has incorporated design and construction upgrades based on feedback and successes from previous phases.
