Squamish Development Update- December

As 2017 comes to a close, here at Move to Squamish we are eagerly anticipating what 2018 will bring to the local real estate market. New projects such as Jumar and Waterfront Landing will go on sale in the New Year, and with many other development permit applications sitting with the District of Squamish, there will be plenty more to get excited about in 2018. The Official Community Plan which is a vision document for community direction and growth over the next 22 years is just about finalized. Squamish is really coming into its own, and continues to attract youthful, adventure driven buyers from the Lower Mainland and throughout Canada.

Here’s what we’re talking about in the way of new developments this month…

Jumar

Welcome to Jumar, the newest condo project to hit the Squamish real estate scene. Jumar will be located on the corner of Buckley and Cleveland Ave, right by Squamish Elementary School. A WAVE developments project, expect 101 outdoor inspired one, two and three bedroom condos launching Spring 2018. The building will be mixed-use residential commercial with 17,600 sq. ft. of commercial retail, a second level parkade and four stories of residential above. University Heights

In late November/ early December nine lots at University Heights went on sale under sealed bid. The lots, which started at 6,000 sqft had suggested bid starting prices of $699K. These lots are ideal for custom builds and present some of the rare ocean view locations left in Squamish. Phase two will also include a community of spec homes, townhomes and possibly apartments. Surrounded by forests, trails and sweeping ocean views, this is a one-of-a-kind project in Squamish. Pre-sales early-mid 2018 for the remainder of lots and townhomes.

Official Community Plan

It’s been a long time coming but the draft Official Community Plan for Squamish is now live. The public can now review the document and give feedback, there will be a public hearing Tuesday December 12th at 6:00pm at the +55 Seniors Centre in downtown Squamish.

The Official Community Plan guides development and planning into 2040 and covers everything from the overarching mission and vision of the community, growth management, hazards and land, commercial land uses, affordable housing and more. If you’re thinking of moving to or investing in Squamish, this is an excellent document to give you a sense of the community and where it’s going.

Waterfront Landing

The Waterfront Landing site is busy with land moving machinery as site preparation begins, making way for Phase one which will launch sometime early-mid next year. The first development permit has been initiated for this project with phase one including 88 two and three-bedroom townhomes located on the Eastern side of the site. This BOSA Properties project located on the Mamquam Blind Channel will be built out over 5-8 years and will include a multi-phased development of mixed residential commercial retail, just under 1,000 residential units and a pedestrian draw bridge to connect to downtown Squamish. The community will feature a waterfront park, public plaza and amenities, shops and cafes plus extensive walkways and pedestrian corridors.

Still for sale in Squamish are handful of Vantage and Amaji condos, a few Soleil townhomes, and several Breeze three-bedroom townhomes with rooftop patios remain. For a full list of developments for sale in Squamish see here.
