Squamish Development Update | January

Welcome to 2018! We hope everyone has had an excellent holiday season and is ready for an epic year ahead. This year in Squamish will surely be full of action-packed development news with several projects already lined up to launch in the next few months. It only takes looking at the District of Squamish’s Development Showcase to see the numerous development applications, rezoning applications and official community plan amendments in the works. For an overview of current pre-sales in Squamish, plus projects that are launching soon and one’s that will likely go on sale this year, keep reading.

Currently for sale in Squamish

Vantage

There are still three condos remaining at Vantage. These are the European-style courtyard condos on Pemberton Ave (old Medical building). Only three-bedroom floorplans remain starting at $694.9K. Completions are expected summer/fall 2019 and a 15 percent deposit is required when purchasing one of these condos.

Amaji

The Amaji, located on 3rd Ave, has a handful of one bedroom plus den and two-bedroom condos available starting at $497K. Construction has started on the site and completions are expected summer/fall 2019. The presentation centre is now closed, ask us about incentives in place for those wishing to buy the last remaining condos.

Skyridge, Skysuites

There’s a few Skysuites available in the popular Skyridge development located in the Tantalus area of Squamish. These high-end condos have sweeping 360 mountain views and premium features and upgrades. Contact us for the latest Skysuites availability.

Soleil

Only a couple Soleil townhomes remain. These are currently the only pre-sale townhomes for sale in downtown Squamish before Waterfront Landing launches later this year. Located on the Squamish waterfront surrounded by nature these townhomes will make a great home or investment, completions summer 2018.

Breeze

Phase two of Breeze is selling fast with prices starting in the high $500Ks for three-bedroom townhomes with rooftop patios. Completions summer 2019.

Ravenswood

Ravenswood is the only single-family home development in Squamish right now with new homes set to be released in the next few weeks. Located in Central Squamish (near Brennan Park), these Benchmark Homes are around $1M (GST inclusive) and boast premium features, West Coast architecture and a central Squamish location.

Launching Spring/ Summer 2018

Jumar

Squamish’s next big condo project, Jumar, is launching early Spring 2019. This multi-use development will feature one, two and three-bedroom condos plus commercial/ retail. Jumar will be located on Buckley and Cleveland Ave, walking distance everything downtown. If you haven’t registered yet, contact us and we’ll put you on the list.

Waterfront Landing

Phase one of Waterfront Landing will be going on sale soon. This phase will include 88 two and three-bedroom townhomes and will form the first phase of the multi-phase development which will eventually include 804-965 homes, a mixed-use Village centre, parklands and walkways, and a pedestrian footbridge connecting the site to downtown Squamish.

University Heights (Phase 2)

Phase two of University Heights will go on sale around mid 2019 and will feature 40 single family lots as well as multi-family. It is believed townhomes will comprise the multi-family section of this site although there are talks of condos as well. It is unknown is Legacy Ridge, a site above the University, will also release 40 single-family lots this year.

Possibly launching this year…

Scott Cres Development

Valleycliffe may see a series of new condos built with Kingswood Crescent Developments proposing a significant multi-family development on Scott Cres, situated on the Mamquam Blind Channel. There is a public hearing to disclose more on this proposal on January 18th.

Garibaldi Springs

Polygon’s Garibaldi Springs will likely go on sale this year although the project has not yet received the official green light. This master-planned community in Garibaldi Estates would feature 370 housing units and would be built out over the next 3-7 years. An updated master plan of the development was filed with the District in December 2017, the project will focus on conserving the sensitive green space on the site, developing in areas with less sensitivity. A series of public engagement events took place in 2017 and it is likely this project will go on sale in 2018.

Cheema Lands

The verdict is still out if the District of Squamish will drop the population cap required for Bob Cheema to develop Squamish’s largest parcel of privately held land located between Garibaldi Highlands/ Estates and Alice Lake. The area came into question mid- 2017 when Cheema discussed shutting down trail access to the land (for insurance reasons) if unable to develop it. Watch this space.

Will Squamish get a ski resort in 2018? Doubtful. It is still of our opinion that this will happen one day, but 2018 won’t be the year.

Newport Beach (Oceanfront Development)

Phase one of Newport Beach, the Green Tech Centre, is still under construction with UBC a contender for the educational space in the Centre. Hopefully 2018 will reveal plans for residential development so we can get excited about the first Oceanfront homes in this much-anticipated development set to bring an additional 6,500 residents and 3,500 jobs to downtown Squamish.

Solterra’s new project on Cleveland Ave

Solterra has been holding land on Cleveland Ave and it looks like 2018 could be there year they will develop two six story mixed-use buildings on the site. Located across from the Howe Sounds Brew Pub and where The Main is breaking ground, listen out for announcements of these condos going on sale this year.
