Squamish Development Update- June

The real estate market is still sizzling as we head into summer. From January 1 to May 31 there were 99 building permits issued for Squamish, totaling $45 million. In recent weeks we saw overnight line ups with the release of Seven Peaks, the announcement of Vantage Squamish, and the release of Skysuites (one, two and three bedroom condos) with killer views and rooftop patios. Waterfront Landing inched closer with modifications made to the initial concept, pre-sale prices for Soleil were increased and another exciting development is on the horizon for downtown Squamish.

Here is everything you need to know about new developments in Squamish for the month of June.

Vantage Squamish

If you’re familiar with Squamish you would know about the derelict medical building which sits on Pemberton Ave near Chieftain Centre. This building has been out of commission for over a decade and sits as an eye sore right in the middle of town. Enter Vantage Squamish. This exciting project will replace the old medical building and transform the site into a six story, European-style, mixed residential/commercial project featuring one, two and three bedroom condos with a central courtyard area.

A presentation centre will be opening late summer in downtown Squamish with pre-sales commencing sometime this fall. In the next couple weeks the developers will be coming before council. Contact us for project files and to be register for this development.

Seven Peaks

The long awaited Seven Peaks was released in May and was met with a line-up of interested buyers, many of whom, had camped overnight to secure their coveted townhome. Another two blocks of townhomes were released in the weeks following again met with the same response. The next blocks are expected to be released on Saturday and will likely attract overnight campers as well. These three and four bedroom townhomes by Polygon are in a prime location, near Brennan Park, have spacious floorplans and premium finishings.

If you’re hoping to secure one in the next release (this Saturday June 10th) make sure to contact us! A $10,000 bank draft is required to secure a townhome.

Skysuites

Skysuites, one, two and three bedroom condos in the Skyridge Development will be released in the coming days. Pricing is now available with one bedroom condos starting at $449K; offers will be processed in order of registration.

Waterfront Landing

Waterfront Landing made some changes to their proposal after some public feedback in May. The 21-acre development on the Mamquam blind channel featuring 950 to 1,150 residential units, commercial space and a draw bridge connecting the site to downtown Squamish will now likely see fewer townhomes, a better mix of dwelling types, more commercial space, additional parking and two public parks along the waterfront.

Affordable housing is also on the agenda however it is suggested that additional affordable housing be added to the plan. There is a public hearing set for June 27th at the Squamish Seniors Centre.

Third Ave Lizzy Bay Development

Another development is planned for downtown Squamish. A development permit was granted to Arlington Group Planning + Architecture for a three-story artisan live-work development featuring 29 residential units and 730 sq. meters of commercial space. We will update you on this as more information is made available.

Soleil

Soleil has increased their townhome prices by approx. $50,000. As demand heats up in the townhome category prices have gone up in alignment with market demand.

Newport Beach (Oceanfront Project)

New municipal and third-party services are the prime focus of the Newport Beach development making way for the Green Tech Centre, the first building of the development. The Green Tech Centre which will be comprised of two buildings, a Green Tech Office Building and Research and Development Facility, has some updated features including an expanded underground parkade. This state-of-the-art building will include features such as a natural ventilation system, green roofs, an ‘end-of-trip’ facility for active commuters plus a handful of other green initiatives.
