October Development Update

Below you will find a list of developments by area and what stages the’re at. Downtown Squamish

Downtown Squamish is the epicentre of development in Squamish. With the development of the Squamish Waterfront taking place over the next two decades, plus a handful of condo projects that will see increased density in the downtown core, expect a lot of change in downtown Squamish over the coming years.

Current Pre-sale Opportunities

Jumar- Jumar is a mixed residential commercial condo building going ahead on the corner of Buckley and Cleveland Ave. Pre-sales start in mid- $400K for one-bedroom condo, current buying incentives are in place. The project is expected to complete sometime in 2020. There is currently 80 percent of inventory remaining.

Cleveland Gardens– This boutique condo property is located on Cleveland Avenue with 8 one- and two-bedroom condos remaining starting at $399K. There are some purchasing incentives available. Completion early 2019.

Waterfront Landing- Phase one of Bosa Properties’ Waterfront Landing is currently for sale featuring two- and three-bedroom townhomes starting in the high $600Ks. This is a multi-phased residential, commercial community and will be Squamish’s first Waterfront Community. Phase two ‘Heartwood’ is expected to be released in Spring 2019 with an information session at The Squamish Adventure Centre on Monday November 5th.

Coming up…

Plaza at Junction Park- This Solterra Project is currently undergoing rezoning and if approved would be Squamish’s first eight story building. The Plaza at Junction Park will include 154 residential units plus 25 percent of the space will be dedicated commercial. This project is still awaiting approval by Council.

Oceanfront Project (Newport Beach)- This multi-phase residential commercial development on the Squamish waterfront is underway. Although we won’t be seeing residential pre-sales for at least a few years, phase one the Green Tech Centre and public park and beach will be the first phases of this much anticipated project. When complete Newport Beach will house an additional 6,500 residents.

Scott Crescent Development- Located off Highway 99 a development permit has been granted to the Scott Crescent project which will include 267 condos and 24 townhomes. Kingswood Group will be developing these lands.

Polygon’s Seniors Housing– Market seniors housing will be going ahead on 3rd Ave. A land swap deal between Polygon Homes and Squamish Senior Citizens Housing will see a new high-capacity affordable seniors housing building move forward.

 

Central Squamish

With The Breeze, Seven Peaks, Newport Landing, Abby Lane and The Current all recently completed, there is another wave of townhomes that will be coming on in Central Squamish over the next year or so…

Current Pre-Sale Opportunities

Ravenswood

Ravenswood features house and land packages starting under $1M including GST for three or four bedroom homes. This Benchmark Homes project is a multi-phase residential development and the only single-family home residential development currently for sale in Squamish.

Coming up…

Fisherman’s Bend Townhomes- Land in central Squamish (Northyards) is undergoing rezoning to accommodate the Fisherman’s Bend townhomes project which is set to include 72 townhomes in 18 four plex buildings.

Anthem Properties- Located behind Brennan Park and at the site of the Whistle Punk Hollow campground there will likely soon be more townhomes. The plan also includes commercial/ office space, light industrial, childcare facilities and market rentals. A rezoning application is currently underway.

Garibaldi Highlands/ Garibaldi Estates

Current Pre-sale Opportunities

University Heights

University Heights- Phase two of University Heights, located at Quest University in Garibaldi Highlands, is now selling. These are single family lots, some with ocean views, starting at $689K.

University Highlands (Legacy Ridge)

Legacy Ridge- Legacy Ridge is a collection of lots located above Quest University starting at $699K- they are now selling.

Coming Up…

Garibaldi Springs- Polygon’s Garibaldi Springs is moving forward after much debate in the Squamish community. The development will see 310 homes (townhomes and condos) with six percent allocated as affordable housing.

Brackendale (and North)

Coming up…

Cheekeye Fan- The Cheekeye Fan development which is a partnership between the Squamish First Nations and Cornerstone Developments has been approved by Council. This project will see 1,215 housing units built. Before construction commences a debris flow barrier must be erected due to protect the area from a potentially deadly landslide.

Garibaldi at Squamish- A four-seasons resort is being proposed for just North of Squamish. Garibaldi at Squamish is a partnership between the Aquilini Group and Northlands Property. There is a support group forming for those in favour of the development. Although this land currently falls outside of the District of Squamish and in the SLRD, there is movement to expand the District’s boundaries to include this resort.
