September Development Update

It’s a biggie!

If you’ve lost track of the latest development happenings in Squamish fear not. We have summarized all of the major projects that are notable for the month of September into this bite sized post. The Squamish development landscape is stacked full of drama, excitement, disappointment and anticipation, and to make matters even more exciting, a municipal election is coming up in October which is bound to shake thing up even further. Now that the summer is over it’s time to revisit the new developments in Squamish that are making headlines (and flying under the radar).

Garibaldi at Squamish

Garibaldi at Squamish once again is steeling media headlines and is one of the biggest election campaign topics in 2018. The all-season mountain resort proposed for Brohm Ridge, just north of Squamish, is gaining momentum once again. You may remember that in 2016 the proposal received environmental approval from the Provincial government, clearing a huge hurdle. The news was quickly squashed by strong local (government) opposition and sat idle until recently.

Now the developers are moving forward with public engagement and consultation. There is a newly formed supporters group called Garibaldi at Squamish Supporters plus a new website showcasing details of the project. Though the local government has their hands tied on this one (the land falls outside of the District of Squamish), prepare to see Garibaldi at Squamish a hot topic during the October election and in the months to come.

Garibaldi Springs

Garibaldi Springs is another headlining project seeking approval in Squamish. This Polygon project which was turned down at Council in the spring is now once again before Council. The developers have revised the proposal (you can see the latest proposal here) due to concern about environmental sensitivity on areas of the site. If this project does go ahead it would add 310 homes with 6 percent allocated as affordable housing. The entire site is 119.4 acres with new homes and roads accounting for 26 acres of the site. Garibaldi Springs is almost a certainty now after passing third reading at Council on September 18th.

Newport Beach (Oceanfront)

Probably Squamish’s most anticipated development, Newport Beach, has undergone substantial changes in recent months (though maybe not obvious to the eye). The partnership between Bethel Lands Corporation and Squamish Cornerstone Developments has dissolved with Cornerstone Developments and the Squamish First Nations moving forward with the project.

Currently work is being done to construct water, storm and sewer utility infrastructure. Construction on the public waterfront park which is set to include a wind sports beach, non-motorized boat ramp, sailing centre and public walkway should be underway by next summer. When all is said and done Newport Beach is set to revitalize the downtown Squamish waterfront adding housing for 6,000 new residents and creating 3,500 jobs. You can view the project website here.

Waterfront Landing

Waterfront Landing is master-planned community by Bosa Properties situated on the Mamquam Blind Channel in downtown Squamish which will see 950 homes when complete. Currently Phase One is for sale and includes two and three bedroom townhomes. At the time of writing there are currently ten townhomes remaining starting at $689.9K. Jumar

Jumar is a six-story condo building in downtown Squamish. Currently 80 percent of the project is sold out however a handful of one- and three-bedroom condos remain starting at $454.9K. For a limited time the developer is offering a reduced deposit promotion. Contact us for more info.

Cleveland Gardens

There are still a few condos remaining at Cleveland Gardens, this is the boutique condo building currently being constructed downtown Squamish at the site of the old Dairy Queen. Many of these units feature amazing mountain views and prices are starting in the high $300Ks.

Anthem Properties (Brennan Park)

This is a proposed townhome development for behind Brennan Park at the site of the Whistle Punk Hollow campsite and mini golf. Anthem properties is proposing a mixed-use community with townhomes, commercial and recreation. The development is awaiting rezoning and a public hearing has yet to be set.

Ravenswood

There is still an opportunity to buy a house and land package in Ravenswood a Benchmark Homes project. The three and four bedroom homes are starting at $1M (including GST) and feature West Coast design, modern finishings and a lovely neighbourhood within walking/ biking distance to downtown Squamish. Legacy Ridge

Legacy Ridge is located in University Highlands and features 39 spectacular view building lots starting at $699K. Perfect for your custom-built home with many lots taking in stunning ocean and mountain views. Site walk through for priority buyers on September 29th with sales to commence the following week. Cheekeye Fan Development

The Cheekeye Fan development is a single and multi-family development slated for Brackendale. This project is a partnership between the Squamish First Nations and Squamish Cornerstone Developments and would see 537 single family homes, 678 multi family units with seven percent designated as affordable non-market rental housing. There would also be space for a school and commercial areas.

On July 28th the project passed its third reading at Council. As the site lies within a debris flow path a barrier will need to be erected to mitigate hazard before construction on this project can proceed with a price tag of $45 million.  For more on this and to request project files, contact us.

Cheema Lands

Cheema Lands is a 400-acre parcel of land in Squamish and land owner, Bob Cheema, wishes to develop the land however a population cap threshold remains in the way. Despite the land owner’s efforts to lower the population cap restriction, the current Official Community Plan does not allow development until the population reaches 22,500 (now around 20,000). Currently the site is home to some of Squamish’s most prolific mountain bike trails. There is rumoured talk about creating a master planned residential community incorporating mountain bike trails in a similar to the Whistler ski-in, ski-out model if and when this project goes ahead.

University Heights

There are a number of building lots available in University Heights starting at $629K. Many of these lots have great views of the Howe Sound and surrounding mountains. Contact us for more information.
