It’s hard to read a news headline in Squamish today that doesn’t say something about the town’s growth, new development, or the local real estate market. The Squamish real estate market has seen 124 percent growth in the last five years alone, which is 40 percent higher than other comparable markets in the province. Solterra’s newest project “The Plaza at Junction Park”

An eight-story mixed- residential commercial project, “The Plaza at Junction Park” just passed its first reading at Council. The next Solterra project, if passed, will be the tallest building in downtown Squamish, will consist of two residential towers, and will be situated on the waterfront across from the Howe Sound Brew Pub. They are planning for 104 residential units, 18 affordable units and 13 market rental units and a significant amount of commercial space.

Jumar

Over the Easter weekend pre-sales for Jumar launched for advanced buyers. This was a successful sales launch, with some floorplans sold out, while many contracts (as of the publishing of this post) still within the seven-day rescission period. There are still units remaining, and those interested in buying a Jumar pre-sale can make an appointment to view the presentation centre. As a rough guide, one-bedroom are starting mid- $400Ks, two bedrooms low-mid $500Ks and three bedrooms high $600Ks for remaining inventory.

Waterfront Landing

Waterfront Landing, Bosa’s new multi-phase project on the Squamish waterfront, is gearing up for pre-sales (going on sale May 2018!). Construction activity will be commencing on the site, first to be built is the sales centre and model homes. Phase One will include 88 two and three bedroom townhomes starting in the high $600Ks. Previews of the sale centre will begin late April with sales in May. When complete the project will feature 986 new townhomes and apartments, 2km of multi-use trails, paths and boardwalks, and a pedestrian bridge connecting the site to downtown Squamish. Breeze

Breeze has a handful of two-bedroom lofted townhomes remaining starting in the high $500Ks. If you’re looking for a townhome style unit, this is what’s left before Waterfront Landing launches later this year. Townhomes have been the hottest segment of the real estate market in Squamish in 2018, and these well-priced homes are a great way to get your foot in the door.

Britannia Beach (McDonald Development)

The first-reading of the McDonald development slated for Britannia Beach passed this month, one step closer to a major transformation for the small seaside community of Britannia Beach. The developer is proposing 60 townhomes, 13 live-work premises and 14 rental apartments. The development will also include commercial/ retail space and will preserve 12 heritage buildings in the area.

Garibaldi Springs

The fate of Polygon’s Garibaldi Spring has yet to be decided (some things don’t move as fast as others!). An OCP amendment and rezoning would need to take place for the 350 homes to be built on the site of the old Executive Suites Golf Course. More will be revealed at a Public Hearing regarding the new Official Community Plan which is taking place on April 24th.
