Squamish Development Update | June

The real estate market isn’t the only thing changing in Squamish. The community is shifting, as are the demographics and business culture. Here is a great video recently produced that highlights the evolving community which is one of the fastest growing populations in the Province.

As we head into summer we are seeing a notable downturn in property sales (which is consistent across the entire Lower Mainland). That being said, the benchmark property price continues to climb in Squamish.

In May, prices were up 20.8 percent over May 2017 across all property types in Squamish (the Greater Vancouver average was 11.5 percent). Townhomes and condos remain the most in-demand property type with anything under $600K seeing ready demand. Pre-sales continue to be a hot commodity in Squamish, this is what’s available and coming up this June.

Jumar

Jumar still has a handful of one and two bedroom condos available. These provide a great opportunity to buy in what will be a cornerstone building downtown. This building offers a courtyard design with views from every unit. Prices start in the mid- 400Ks and completion is about two years away.

Squamish’s first passive house development is now for sale! These eco-friendly townhomes use 90 percent less energy than traditional townhomes offering buyers immense savings on electricity. There are eight townhomes total starting ay $799K with expected completions in summer/ fall 2019. Other features of the townhomes include private rooftop patios, garages, and ample storage. Only a 10 percent deposit is required to secure one of these homes and they are assignable.

Waterfront Landing

There are still a handful of two and three bedroom townhomes remaining at Phase One of Waterfront Landing. These townhomes start in the high $600Ks and are the beginning of what will be a vibrant and diverse downtown Squamish waterfront community.

McDonald Development (Britannia Oceanfront Developments)

The 87-unit townhome development slated for Britannia Beach inches closer to becoming a reality. The development passed at its second reading last month and is now moving on to a public hearing which is scheduled for June 18th at 7pm @ Britannia Beach Community Hall.

The project which will include 60 market townhomes, 13 live-work townhomes and 14 rental apartments proposed for the Village of Britannia Beach, just off the highway and only 10 minutes to Squamish and 30 minutes to Vancouver.  Stay tuned for the fate of this Oceanfront development next month…
